Independent Senior Living Costs

As we age, we need to consider safe, sensible living arrangements that allow for maximum independence and minimum disruption to our daily lives. What does that look like? Some seniors stay in their own homes, others move in with relatives, and those with significant medical or personal care needs may need to explore assisted living options. 

For many seniors, independent living communities are an attractive option. These allow residents maximum freedom and access to fun and engaging activities, without the inconvenience of everyday chores like cooking and cleaning. Could this be an affordable option for you?

The cost of independent living varies depending upon where in the country you live, what residential arrangements you choose, and what types of services and amenities are included. 

Services and amenities that may or may not be included, and may affect independent senior living costs, are things like:

  • Housekeeping and laundry
  • Transportation
  • Recreation and entertainment opportunities
  • Classes and workshops
  • On-site conveniences like beauty/barber shops
  • Wellness and fitness resources

 

How Much Does Independent Living Cost?


When it’s time to explore living arrangements for yourself or an active senior in your life, you’ll want to compare the costs and benefits of apartment options in independent living communities in the area you desire to live. 

In general, independent living prices can range from $1,500 to $10,000 a month. Compared to the costs of home-ownership – which include insurance, taxes, property maintenance and improvements, utilities, groceries, and possibly housekeeping – prices for senior living apartments may be more affordable than you think. Plus, you won’t have to worry about added costs associated with safety and security modifications, and you’ll often have access to convenient entertainment and transportation options you didn’t before.

Some independent living communities may require a move-in fee, which could equal one month’s rent or less. Some offer extra upgrades, amenities or care services for an additional fee. There may be a la carte services, such as daily housekeeping, concierge services, laundry and dry cleaning. In order to better understand the average cost of independent living, you’ll need to call – and probably visit – your desired community.

Some communities are life plan or continuing care retirement communities, which means residents have access to assisted living or even skilled medical care if or when their needs change. Many life plan communities require a substantial entry fee, on top of monthly fees, in exchange for the commitment to provide lifetime housing and care. You would need to consider if that peace of mind is worth the added expense. Entrance fees may start from around $100,000, depending on living arrangements, residential contracts and locations.

Because there are so many types of independent living communities, prices for senior living apartments range widely. Standalone, 55+, multi-unit senior apartment communities with few benefits and services may only have a slightly higher monthly rent than conventional apartments. Costs rise as you add services, amenities and lifestyle options.

Nationally, the median monthly rate for independent living in 2018 was around $2,500.
